Tata Realty and Infrastructure Limited (TRIL) was incorporated on 2 March 2007 as a 100 percent subsidiary of Tata Sons Private Limited, serving as the dedicated real estate and infrastructure development arm of the Tata Group. The Tata Group's direct involvement in real estate extends further back to 1984, when Tata Housing Development Company was established by the late JRD Tata; the two entities were consolidated under unified leadership in 2018, and Tata Housing formally became a TRIL subsidiary in January 2024. Headquartered in Mumbai and operating regional offices in Gurugram, Bengaluru, Chennai, and Kolkata, TRIL today maintains a presence across 15 Indian cities with a cumulative portfolio of over 53 projects spanning residential, commercial, and infrastructure segments.

The infrastructure and urban solutions vertical manages four road concession projects and three ropeway projects, and the company has previously qualified for large-scale metro rail concessions including the Hinjewadi–Shivajinagar Metro in Pune and the 110-km Udaipur–Chittorgarh highway project.
Ownership by Tata Sons shapes every operating decision at TRIL. The company's institutional structure means capital commitments are backed by one of India's most recognised conglomerates, and joint ventures with institutional partners such as Canada Pension Plan Investment Board (CPPIB) and Actis have brought additional governance rigour to Grade-A commercial developments. A landmark Rs 1,280 crore green loan facility signed with DBS Bank India in November 2025 for Intellion Park Gurugram reflects how TRIL structures its financing around verified sustainability benchmarks. Via Tata Housing Development Company, TRIL delivers residential properties from affordable to ultra-premium across Mumbai, Pune, Bengaluru, Gurugram, Noida, Chennai, Kolkata, Bhubaneswar, Kochi, Goa, and Kasuali. The Varnam project in north Bengaluru, launched in August 2025, recorded over Rs 1,000 crore in sales within 60 days, with 582 apartments and 48 townhouses sold.

TRIL's Infrastructure and Urban Solutions division operates four road concession projects and three ropeway projects across India. The company has bid successfully for large highway projects including the 110-km Udaipur–Chittorgarh four-to-six laning project and has qualified for metro rail concessions. This vertical reflects the Tata Group's tradition of developing assets of national economic significance.

Every product tier — apartments, villas, row houses, and plotted developments — carries the same build standards and transparent delivery processes.

This division manages concession-based infrastructure assets including four operational road projects and three ropeway projects. It brings the Tata Group's engineering depth to long-tenure public-private partnership structures, having qualified for projects spanning national highway laning and urban metro rail, ensuring TRIL's competence extends well beyond conventional real estate into city-building infrastructure.

Sustainability governance at TRIL is managed as a dedicated function, not a reporting exercise. The team oversees GRESB submissions, IGBC/LEED/WELL/EDGE certifications, and alignment with the Tata Group's Project Aalingana net-zero goals. This centralised function ensures that each new project — commercial or residential — is designed to verified green benchmarks from the planning stage, not retrofitted later.

TRIL's in-house asset management and commercial leasing team oversees the operational performance of Intellion campuses post-delivery, managing over 100 tenant relationships including Fortune 500 and multinational corporations. The team handles lease structuring, common area experience, and ongoing building performance, ensuring income-generating assets are managed to the same standards applied during construction.

Intellion is TRIL's exclusive office spaces brand, repositioning the workplace as a Smart, Secure, Sustainable, and Social environment.
