Tata Realty Acquires 25.3-Acre Land in Doddanekundi, Bengaluru from Graphite India for ₹986 Crore
Land Acquisition Details
Tata Realty and Infrastructure Ltd (TRIL) has bought over 1.02 lakh square metres of land in Bengaluru from Graphite India Ltd for Rs 986 crore. The land parcel is located in Doddanekundi Village next to KR Puram Hobli in northeastern Bengaluru.
The transaction involved TRIL's two subsidiaries TRIL Bengaluru Real Estate Five Ltd and TRIL Bengaluru Real Estate Six Ltd. The company received the entire consideration on August 7, and the registration process was also completed on the same day. The land was sold along with structures standing thereon having an aggregate built-up area of 12,674 square feet.
Location and Strategic Value
Doddanekundi Village is one of the prime areas in north-eastern Bengaluru close to the IT corridor of Whitefield. The area benefits from its proximity to major employment hubs, including Bagmane Constellation Business Park, SRIB, and the Mahadevpura IT corridor, which continue to drive consistent housing demand among working professionals. Road connectivity is supported by service roads, cross roads, and arterial stretches linking Doddanekundi to Marathahalli, Whitefield, and Old Airport Road.
A metro station serving the area is slated to become operational December 2026.
Pricing and Market Context
The deal values the plot at nearly Rs 40 crore per acre, which is the costliest transaction for a land parcel in this vicinity. Land prices in the area are about Rs 25-30 crore per acre.
Development Plans
The Karnataka government has granted approval to Tata Realty and Infrastructure's (TRIL) proposal to establish an IT and ITeS business park in Bengaluru, with an investment of Rs 32.73 billion. The upcoming Tata Intellion Park is set to be developed in Whitefield and is projected to create approximately 5,500 jobs. The project will be located on a 25.5-acre site in the Doddanekundi Industrial Area.
The park will comprise infrastructure for IT, retail, and associated services. Tata Consultancy Services (TCS), a subsidiary of the Tata Group, plans to establish its own infrastructure within the Tata Intellion Park, with the capacity to accommodate over 25,000 seats.
