Tata Realty Closes ₹1,280 Crore Green Loan for Intellion Park

Tata Realty and Infrastructure Ltd has received a Rs 1,280 crore loan facility from DBS Bank India to finance a sustainable commercial real estate project in Gurugram, with the funds being utilised by Tata Realty's special purpose vehicle to develop the Intellion Park office campus. DBS Bank India acted as the sole advisor and green loan coordinator for the transaction.

Project Overview

The funds are specifically earmarked for certified green assets at Intellion Park, a Grade A office campus offering 2.1 million square feet of office space. Intellion Park is a grade-A, 2.1 million-square-foot campus comprising four towers under Tata Realty's Intellion brand.

Tata Intellion Park is a commercial IT/ITeS campus developed by Tata Realty and Infrastructure Limited, on Golf Course Extension Road in Sector 59, Gurugram, and is positioned as a large-scale office destination for IT/ITeS and SEZ occupiers. The campus is organised as six towers with 12 to 18 upper floors set around an elevated landscaped podium that connects the towers and their amenities, with long, column-less floor spans of up to 40 metres allowing for versatile, scalable and customisable office layouts.

Sustainability Features and Green Certification

The Intellion campus integrates high-performance green building standards, including energy-efficient systems, rooftop solar installations, advanced water recycling via membrane bioreactor technology, biophilic design elements, and a vehicle-free podium for pedestrian-friendly spaces. The 100% pedestrian-friendly campus aims to achieve up to 50% reduction in energy consumption and 10°C reduction in perceptible temperatures through microclimate creation and passive design strategies.

The campus is LEED Pre-Certified and GRIHA 5 Star Pre-Certified, IT/ITeS/SEZ integrated campus development located in Sector 59 Golf Course Extension Road, Gurgaon. IBM signed a 10-year lease for 230,000 sq ft of office space here in February 2026.

Green Financing and Market Context

A green loan financing intends to fund or refinance projects that provide environmental benefits. Santanu Mitra, Head of Large Corporate Banking at DBS Bank India, stated that real estate and infrastructure is a key focus for DBS Bank India, and that DBS was proud to be a trusted partner to Tata Realty & Infrastructure on its Green Loan facility, noting that the transaction underscores how responsible financial solutions can drive beneficial environmental outcomes with customisation that enables clients to achieve both their business and sustainability ambitions.

Tata Realty's portfolio has earned a five-star GRESB (Global Real Estate Sustainability Benchmark) 2025 rating, with all developments receiving green certifications.

Tata Realty's Commercial Footprint

Tata Realty and Infrastructure Ltd, a wholly-owned subsidiary of Tata Sons, has 19.6 million square feet of commercial portfolio, branded as Intellion, comprising 9.4 million sq ft of operational Grade A office spaces and future potential of 10.2 million sq ft under development. Tata Realty has established its strongest commercial foothold in Chennai, Gurugram, and Mumbai, with Intellion office parks also present in Kochi and Navi Mumbai.

Intellion Park in Chennai became India's first International Finance Corporation (IFC) EDGE Zero Carbon certified campus, setting the tone for low-carbon, future-ready development across the Intellion portfolio.
