Tata Realty and Tabreed Deploy District Cooling at Intellion Park
Tabreed, an Abu Dhabi-headquartered district cooling company, has struck a strategic alliance with Tata Realty and Infrastructure Limited, marking its first district cooling transaction in India. The deal includes an investment of 44.34 million UAE dirhams in TATA Realty's Intellion Park special economic zone (SEZ) development, located in Gurugram in Haryana state.
About Intellion Park
Intellion Park spans 3.5 million square feet, and Tabreed will acquire the existing cooling infrastructure and develop additional capacity to meet the development's rising demand for cooling services. The Grade A office campus has 2.1 million sq ft office spaces. Intellion Park is a Grade A office campus, distinguished with LEED Platinum certification.
District Cooling as a Service Model
Tabreed's alliance with Tata Realty will serve as a launch pad for Cooling as a Service (CaaS) market in India, where the prevalent practice is for real estate developers to incur capex on building their own cooling assets and outsource operations through facility management contracts.
Tabreed signed a 30-year concession with Tata Intellion Park to design, build, own and operate sustainable and efficient cooling infrastructure by implementing its first Cooling as a Service (CaaS) project in India. Tabreed will acquire existing cooling assets and also undertake expansion of future cooling requirements, and provide long-term, service level agreement (SLA)-based cooling services with well-defined parameters to improve energy efficiency, asset longevity, system reliability and reduce life cycle costs of cooling for tenants.
Investment and Infrastructure Details
Tabreed will invest up to Rs 100 crore in its first project to provide cooling services for a 30-year concession period. The Grade A commercial campus demands cooling loads of 6,600 refrigeration tonnes.
Intellion Park incorporates multiple passive cooling design elements, including radiant cooling and a centralised cooling system driven by an optimised HVAC design. This combined strategy has led to exceptional efficiency, where each cooling ton serves an impressive 700 sq. ft. of space, far surpassing the usual 300-400 sq. ft. per ton ratio. This results in a Building Energy Performance Indicator (EPI) of under 100 kWh per sqm.
