Tata Realty and Infrastructure Limited (TRIL) established its presence in Doddanekundi Industrial Area through one of the largest single land transactions in Whitefield's recent history. TRIL bought 25.3 acres of land in Bengaluru for Rs 986 crore, through its wholly owned subsidiaries TRIL Bengaluru Real Estate Five Ltd and TRIL Bengaluru Real Estate Six Ltd, in an August 2023 transaction with Graphite India Ltd. The parcel sits in Doddanekundi Village next to KR Puram Hobli in northeastern Bengaluru, an area real estate experts regard as one of the prime pockets close to the Whitefield IT corridor. The site itself carries industrial pedigree: Graphite India had operated a factory on the land since 1980 before shutting it down in April 2020.
That acquisition has since converted into a formal development mandate. The Karnataka government approved Tata Realty's INR 3,273 crore IT and ITeS park in Whitefield, expected to create 5,500 jobs, with the 25.5-acre Tata Intellion Park developed on land acquired from Graphite India. This approval came through on April 17, 2025. The project carries sustainability mandates, local hiring commitments, CSR obligations, and vendor development conditions. Anchoring the campus is Tata's own group company: Tata Consultancy Services plans to build long-term infrastructure for 25,000 seats within the same campus. Karnataka Udyog Mitra is supporting project execution, and TRIL is required to submit quarterly progress reports tracking the development's status.
Doddanekundi Industrial Area is not a peripheral land bank — it sits inside a locality with three decades of built-up IT infrastructure around it. Whitefield is home to the oldest tech park in Bengaluru, located within the Whitefield cluster. Whitefield remained a quiet settlement at the eastern edge of the city until the late-1990s IT boom, and it is now Bengaluru's first tech corridor to be connected by the Namma Metro. That existing density of tenants, talent, and transit is precisely what makes a 25-plus-acre, TCS-anchored campus viable at this address rather than on a greenfield site further out.
Connectivity into and around Doddanekundi has firmed up considerably in recent years. The 13 km KR Pura–Whitefield (Kadugodi) section of the Purple Line opened on March 26, 2023, followed by the 2.2 km Baiyyappanahalli–Benniganahalli–KR Pura section on October 9, 2023. Stations along this stretch — Seetharamapalya, Kundalahalli, Hoodi, and Pattandur Agrahara among them — sit within a short drive of the Doddanekundi Industrial Area. Key roadways serving the locality include State Highway-35, Whitefield Main Road, and HAL Old Airport Road.
The Doddanekundi commitment is not an isolated bet for TRIL; it fits a pattern the company has run across India for close to two decades. Tata Realty and Infrastructure Limited was incorporated on 2 March 2007 as a wholly owned subsidiary of Tata Sons, with the Tata Group's real estate involvement tracing back to 1984, when Tata Housing Development Company was established by the late JRD Tata; the two entities were consolidated under unified leadership in 2018, and Tata Housing formally became a TRIL subsidiary in January 2024. Headquartered in Mumbai with regional offices in Gurugram, Bengaluru, Chennai, and Kolkata, TRIL today maintains a presence across 15 Indian cities with a cumulative portfolio of over 53 projects spanning residential, commercial, and infrastructure segments. Cumulatively, the company has residential spaces of over 20 million sq ft, commercial spaces of around 12 million square feet, and retail spaces of about 1.3 million square feet.
On the commercial side specifically — the segment Doddanekundi belongs to — TRIL focuses on developing high-quality commercial spaces under its Intellion brand, with notable projects in cities such as Chennai, Gurugram, Mumbai, and Kochi. At the time of the Doddanekundi acquisition, Tata Realty had plans to launch roughly 5 million square feet of office space in Bengaluru, including two IT parks, backed by an investment of several thousand crore. Doddanekundi Industrial Area represents one half of that Bengaluru office push translating into a sanctioned, government-approved project on the ground.
A 25,000-seat TCS commitment inside a TRIL-built campus changes the calculus for anyone tracking real estate in this pocket of Whitefield. Employment-led housing demand in Bengaluru has historically clustered around large single-employer campuses, and Doddanekundi's existing residential stock already reflects an established market: the average flat rate in Whitefield runs around Rs 12,500 per sq ft, with 2 BHK units typically priced between Rs 75 lakh and Rs 2.20 crore and 3 BHK units between Rs 1.60 crore and Rs 3.40 crore. Retail and social infrastructure around Doddanekundi Industrial Area have grown in step with its office base. Malls, hospitals, and schools serving the ITPL–Whitefield stretch sit within a short drive of the site, and the Purple Line's presence has already reduced dependence on road-only commutes for professionals working in campuses like the one TRIL is building here. For a developer whose commercial arm is built on long-hold, institutionally leased assets rather than quick resale inventory, this combination of an anchor tenant, metro access, and an established residential catchment is what justified committing close to Rs 1,000 crore to the land alone before construction even began.
Beyond Doddanekundi, TRIL's residential arm has continued to scout land in the wider Whitefield micro-market as part of its expansion strategy in this part of Bengaluru, reflecting the same read on the corridor's long-term demand that underpins the Intellion Park commitment. TRIL's strongest commercial foothold nationally is in Chennai, Gurugram, and Mumbai, with Intellion office parks also present in Kochi and Navi Mumbai, while the Tata Housing subsidiary runs residential projects across Mumbai, Pune, Goa, Gurugram, Noida, Bengaluru, Chennai, Kolkata, Bhubaneswar, and Kochi. Bengaluru sits among the company's five to six priority markets for new investment, alongside the National Capital Region, Mumbai, Pune, Hyderabad, and Chennai. Doddanekundi Industrial Area's Tata Intellion Park is the most concrete, currently sanctioned expression of that priority inside Bengaluru's eastern IT belt.
