Tata Realty and Infrastructure Limited (TRIL) is set to embark on a significant development project in the heart of Whitefield, with an investment of INR 3,273 crore for the Tata Intellion Park, rising within the Doddanekundi Industrial Area, approved by the Karnataka government on April 17, 2025. The park will cover a sprawling 25.5-acre plot of land, acquired by TRIL in August 2023 from Graphite India Ltd. for INR 986 crore. The project is not only a substantial financial investment but also a commitment to the local workforce, promising employment for around 5,500 individuals. Adding institutional weight to the site, Tata Consultancy Services plans to establish its own infrastructure within the Tata Intellion Park, with capacity to accommodate over 25,000 seats. This places Doddanekundi alongside Intellion Square in Mumbai and Ramanujan Intellion Park in Chennai in TRIL's named office portfolio — evidence that the developer's presence here is not opportunistic but part of a multi-city commercial platform.
The residential project sits on a low-density campus offering 2 and 3 BHK residences, positioned to draw from the same employment catchment the Intellion Park is designed to serve. Its location advantage is direct: the Outer Ring Road passes through the area, giving residents easy access to Whitefield, Marathahalli, and other IT hubs, while Mahadevapura Metro Station is only 2 km away. Within the immediate radius, the project also benefits from proximity to established employers, with Bagmane Constellation Business Park, SRIB, and the Mahadevpura IT corridor continuing to drive consistent housing demand among working professionals.

A structural shift consolidated the group's housing business under one roof: Tata Housing Development Company became TRIL's subsidiary in January 2024. That combined entity has since shown strong absorption elsewhere in Bengaluru — its Varnam project in north Bengaluru, launched in August 2025, achieved over ₹1,000 crore in sales within 60 days, selling 582 apartments and 48 townhouses. On sustainability, TRIL's commercial portfolio achieved a 5-star Global Real Estate Sustainability Benchmark (GRESB) rating in October 2025, and the company targets 15-20 per cent topline growth, with plans to triple its office space portfolio over seven years.
