Zomato Consolidates Gurugram Base with 2.78 Lakh Sq Ft Lease at Intellion Park
Eternal Limited's Zomato has leased over 270,000 square feet of office space at Tata Realty and Infrastructure's Intellion Park in Sector 59, Gurugram. The company will pay Rs 2.33 crore as monthly rent for 278,249 square feet, at Rs 84 per square foot.
Lease Terms and Occupancy
The lease agreement is applicable for 59 months, with the company taking over space across the ground floor and six upper floors of Intellion Park. The agreement includes a three-year lock-in period, a six-month security deposit, 15% rent escalation after three years, and a six-month rent-free fit-out period. The lease includes 371 car parking spaces.
The lease commenced in October 2025, signalling Zomato's long-term commitment to expand its operational footprint in the National Capital Region. Zomato already occupies a sizable complex in a nearby Pioneer Group building, signalling that the expansion is additive rather than a simple relocation.
Intellion Park: Premium Commercial Destination
Intellion Park, located in Sector 59, Gurugram, is a premium commercial campus designed as a large-scale IT/ITeS office destination with sustainable infrastructure and modern corporate facilities. Positioned on Golf Course Extension Road, it ensures easy access to Sector 55-56 Rapid Metro Station and well-connected roadways to major micro-markets.
The campus is LEED Pre-Certified and GRIHA 5 Star Pre-Certified. Intellion Park comprises seven towers: Tower S, Tower 1, Tower 2, Tower 3, Tower 4, Tower 5, and Tower 6.
Intellion Park counts Google and IBM among its other occupiers. IBM has signed a 10-year lease for 230,000 sq ft of office space in Tata Realty's Intellion Park.
Gurugram Office Market Dynamics
The Delhi-NCR region recorded gross leasing volume of 5.1 million square feet in the September quarter, a 56% year-on-year growth, with Gurugram accounting for 72% of the leasing, followed by Noida at 24%.
In 2025, Grade-A office rentals across Gurugram's best micro-markets generally range from Rs 140 to Rs 170 per sq ft per month, with specific premium pockets now touching the Rs 200–Rs 250 per sq ft mark. At Rs 84 per sq ft, Zomato's lease reflects earlier-stage pricing for the campus.
Tata Realty's Commercial Portfolio
Tata Realty has an operational portfolio of 0.70 million sqm (7.6 million sft) and 1.55 million sqm (16.7 million sft) of commercial assets under planning and development, and has developed and handed over 0.87 million sqm (9.4 million sft) of commercial assets.
