Tata Realty and Infrastructure Limited (TRIL) is the real estate and infrastructure development arm of the Tata group, set up as a wholly owned subsidiary of Tata Sons. The Tata group's real estate business dates back over 35 years, with Tata Housing formed in 1984 and Tata Realty and Infrastructure Limited established in 2007, and the two companies were consolidated in 2018. TRIL today has a presence across segments in 15 cities, with a cumulative 53 projects delivered and under construction, covering residential space of over 20 million sq ft, commercial space of around 12 million sq ft and retail space of about 1.3 million sq ft. In Kochi, that national footprint is represented by a single, deliberately positioned address: Tata Tritvam on Marine Drive.
Tata Realty and Infrastructure Limited launched Tritvam as its pioneer project in Kochi, located on Marine Drive. The development sits off the Goshree Pachalam Link Road, nestled behind the Wipro SEZ, just off Marine Drive, giving it easy connectivity to major IT hubs. The site places residents between the Arabian Sea and the tropical Mangalavanam Bird Sanctuary, a rare combination of waterfront and protected green space this close to the central business district of Ernakulam.
The project comprises six high-rise towers of roughly 25 storeys each, spread across approximately 8.4 to 8.5 acres, with over 500 apartments predominantly configured as 3 and 4 BHK residences, alongside a smaller mix of larger layouts. Apartment sizes in the project range from 2,188 sq ft to 4,100 sq ft. Listed pricing across resale and primary channels places 3 BHK units broadly in the ₹1.8–2.2 crore band and 4 BHK units in the ₹2.7–4.7 crore band, reflecting tower, floor and view premiums typical of a waterfront address.
Tritvam was conceived and executed by the Australian architecture firm Woods Bagot. The project has been certified Green Building at the IGBC Gold level, with independent, well-spaced towers designed for natural sunlight and ventilation. It has been recognised as the Best Eco-Friendly Sustainable Project by Times Business 2024, with features such as natural ventilation, eco-friendly roofing and electric vehicle charging stations. Amenities include a sports club with a gymnasium and squash court, lap pools, swimming pools and an infinity pool, alongside dedicated resident and guest parking. The project carries the K-RERA registration number K-RERA/PRJ/ERN/109/2022.
Marine Drive is widely regarded as Kochi's most desirable residential address, and this positioning is central to why TRIL chose it for its entry into the Kerala market. The locality sits close to Ernakulam's civic and commercial core rather than on its outskirts, giving Tritvam residents walking or short-drive access to established institutions. Landmarks near the project include Cochin International Airport, St. Teresa's College and Medical Trust Hospital.
Connectivity has strengthened materially in recent years. Residents benefit from strong transit access, with Ernakulam North Railway Station and MG Road Metro Station enabling travel. The Kochi Water Metro is already operational across multiple routes, with key operational routes including High Court–Fort Kochi and High Court–Willingdon Island, among others near the Marine Drive stretch. Beyond the immediate neighbourhood, National Highway 47 and the Airport–Seaport Road provide connectivity to the wider city and its IT corridors.
That corridor is significant for the buyer profile TRIL is addressing. The IT sector expansion, with over 72,000 professionals working in employment hubs like Infopark and SmartCity, has fuelled consistent housing demand. Marine Drive itself has kept pace on pricing: prime localities like Marine Drive and Kakkanad recorded price growth of over 10% year-on-year by early 2025, reflecting maturity in the market. Studies tracking property price growth in Kochi over the last five years indicate that Marine Drive, Kakkanad and central pockets experienced yearly appreciation in the range of 8% to 12%.
Demand at this address skews toward end-users and long-horizon investors rather than speculative buyers. Marine Drive is one of Kochi's established premium residential enclaves, quieter and tree-lined, with good schools and hospitals nearby. Waterfront and cultural destinations such as Marine Drive have drawn HNIs and NRIs, a pattern consistent with the Gulf-based Malayali diaspora that has historically anchored premium purchases in this part of Ernakulam. For this buyer, the value of a Tata-backed project is less about a single amenity list and more about the combination of a recognised group name, IGBC-certified construction, and a location that keeps its waterfront character even as the rest of Kochi builds outward toward Kakkanad and Aluva.
Tritvam does not operate in isolation from TRIL's national business. The company has an operational commercial portfolio of about 0.70 million sq m (7.6 mn sq ft) with 1.55 million sq m (16.7 mn sq ft) of commercial assets under planning and development, and has developed and handed over roughly 0.87 million sq m (9.4 mn sq ft) of commercial assets. Its flagship project, Ramanujan Intellion Park, is the first campus in India to be recognised with the EDGE Zero Carbon certification by the International Finance Corporation, and TRIL holds the largest EDGE-certified commercial portfolio in the country. Kochi buyers evaluating Tritvam are, in effect, buying into a developer whose sustainability and delivery standards are set at this national scale, applied to a single waterfront address in Ernakulam.
